4D Planning were instructed to carry out a site appraisal and feasibility study on the potential to increase the height of the rear outrigger. We established that there is potential to develop the rear and to create a large flat or two smaller units. The client instructed 4D Planning to prepare the architectural drawings and design the flats and roof extension to comply with planning policy and planning guidance. The application was refused surprisingly by Luton Council, but we encouraged the client to appeal as we felt that we had a good chance to overcome Luton Council's unfounded concerns. We prepared the draft appeal statement and submitted the information to the Planning Inspectorate and followed the appeal through until a decision was made to allow the appeal, therefore securing planning permission for the development.
