4D Planning were instructed by the owner of the converted property to apply for planning permission for a large hip to gable roof extension and rear dormer to maximise the size of the first floor flat. We produced the architecture drawings and planning documents. We argued that there was a lot of precedent along the road and in the wider area for hip-to-gable extensions. The property was a flat therefore there were no Permitted Development rights. We knew all along that Barnet Planning Guidance does not allow hip to gables and that dormers need to be half the width of the roof. We argued with the planning officers but they were adamant that they would refuse the application as the proposal was in breach of planning guidance. We managed to get the application on the agenda of a committee meeting. The local Barnet councillors received emails from 4D Planning explaining the proposal and why it should be approved. The planning committee members voted unanimously to grant planning permission.
