4D Planning's Role

4D Planning advised the client on the chances of converting the former citizens advice bureau office building into flats. After establishing that the property was in fact offices, we looked at the potential contamination and flooding of the site and the available parking for the new residents and other planning considerations that are relevant to the Prior Approval process. 4D Planning advised that the proposal was feasible. We were then instructed to prepare a Prior Approval application and to produce the Architectural Drawings. We were also instructed to produce the Transport Assessment to accompany the application. 

We advised the client to check that the property was B1(a) use class. The presence of a solicitor’s firm in the building complicated the procedure as the council took the opinion that the property was A2 use. The applicant commissioned an appeal and Haringey Council's refusal was overturned and the Prior Approval application for the eight flats was granted permission in accordance with the details submitted pursuant to Schedule 2, Part 3, Class O of the GPDO. 4D Planning produced the Building Regulation drawings and liaised with Building Control to ensure that the works were approved.
