Advising the client on the requirements for an extraction flue and to prevent any harm to the amenity of the neighbouring properties. 4D Planning produced the architectural drawings, planning documents and liaised with the council. Haringey Council Granted Planning Permission for the Change of Usage.

The change of use of an A2 (financial and professional service) unit to A3 requires marketing evidence to show that the current use is not suitable for this location. Either because there is a lack of demand for this use, or that the current business was failing due to the location. The premises is located on a residential street adjacent to a primary school. 5 minutes up the road there are many Cafes, banks, shops and other retail uses, therefore this location adjacent to a school and a residential house is perhaps not the most suitable for A2 use. The applicant with 4D Plannings help had to argue successfully that there was a lack of demand for the current A2 use and it was necessary to address other concerns with the proposed use, such as the extraction flue from the kitchen being positioned away from the neighbouring house. Noise levels had to be contained and mitigated as well as opening times had to be appropriate for the residential street and for the adjacent school. Planning permission was eventually granted by Haringey Council.
