4D Planning were instructed to advise the client on the feasibility to extend the property as much as possible. We advised that there was potential to achieve a roof extension that would exceed the 40m3 allowed under permitted development if they followed the process we had in mind. We also advised that a single-storey extension would be feasible. We prepared two applications, one for a lawful development certificate application, and the other for householder planning permission. Both applications were approved by Haringey Council. 

Once the planning was successful, we produced the Building Regulations drawings, and coordinated with the structural engineer and Building Control to ensure that everything works as it should and is to be signed off for construction.

The development at 97 Duckett Road comprised multiple components that together delivered better usability and modern living standards:

  • Carefully located rooflights to bring daylight into internal bedrooms and circulation spaces
  • A new roof turret to enhance headroom and architectural interest
  • A lawful development application to seek confirmation from the council that the specific aspects were considered lawful

  • rooflights were positioned high and set in from party walls to avoid direct overlooking
  • the dormer was set back from the main roof plane to maintain a subordinate appearance but also the 40m3 allowance under PD.

Roof Turret and Architectural Character

While turrets are less common in many street scenes, in this case it was incorporated in a way that respected the local character of Duckett Road and enhanced the architectural appearance of the property. The turret was proportionate to the main roof form, used materials matching the existing roof tiles and did not project above the highest local ridge line.

This type of sensitive architectural detailing can transform an ordinary loft extension into an elegant addition that enhances the street scene.

Submission and Approval

Once designs were finalised:

  • we prepared a full planning statement, created scaled drawings and visualisations and set out how the proposals complied with policy. We then submitted supporting evidence on daylight and amenity to address potential concerns.

The application was then submitted to Haringey Council. We maintained regular contact with Haringey Council planning officer and promptly responded to queries while also clarifying any design intentions and queries when they arose. The application was approved.
