4D Planning were instructed to advise the client on the feasibility to extend the property as much as possible. We advised that there was potential to achieve a roof extension that would exceed the 40m3 allowed under permitted development if they followed the process we had in mind. We also advised that a single-storey extension would be feasible. We prepared two applications, one for a lawful development certificate application, and the other for householder planning permission. Both applications were approved by Haringey Council.
Once the planning was successful, we produced the Building Regulations drawings, and coordinated with the structural engineer and Building Control to ensure that everything works as it should and is to be signed off for construction.
This case study explores one of our permitted development planning successes in the London Borough of Haringey where a single storey rear infill extension, rear dormer roof extension, rooflights, a new roof turret and compliant Certificate of Lawfulness were granted permission from the Council. A key concern with rear extensions and loft works is how sunlight, privacy and outlook are affected. For this project:
While turrets are less common in many street scenes, in this case it was incorporated in a way that respected the local character of Duckett Road and enhanced the architectural appearance of the property. The turret was proportionate to the main roof form, used materials matching the existing roof tiles and did not project above the highest local ridge line.
This type of sensitive architectural detailing can transform an ordinary loft extension into an elegant addition that enhances the street scene.

The application was then submitted to Haringey Council. We maintained regular contact with Haringey Council planning officer and promptly responded to queries while also clarifying any design intentions and queries when they arose. The application was approved.
This project highlights several important planning lessons:
1. Feasibility work upfront prevents costly redesigns and additional applications or appeals
2. Policy alignment in the planning statement makes approval more predictable, as it is an opportunity to consider all planning material considerations and guidance/ policy and to address any potential concerns.
3. Engaging with the local authority (in this case Haringey Council) early in the process reduces misunderstandings and delays with assessing the application.
4. Good design can achieve both functional space gains and positive impact on character.
Understand what is physically and legally possible before investing in detailed drawings. A good site appraisal will address: permitted development rights, conservation area or Article 4 implications, any relevant planning history that the client may not be aware of, potential overlooking or daylight issues and any other material considerations (parking, noise, size standards etc).
