Our client owns a large office block in Telford and approached 4D Planning to assist with maximising the potential and to obtain permission from the council for as many flats as possible. The brief was to design as many 1 bedroom flats as possible and to convince the council that the current use as offices is not viable. 4D Planning advised the client that the proposal would not require planning permission subject to obtaining Prior Approval from the council and to address concerns of parking, refuse store and collection, contamination, flooding and acoustics. 4D Planning produced the Transport Assessment and Travel Plan and addressed the contamination and flooding. The Acoustic Report was produced by a specialist company. The application was approved for 68 flats.
