4D Planning advised the client on the feasibility of obtaining planning permission for the loss of the bed and breakfast use (C1) and new use as Sui Generis which generally is hard to achieve. The new use as an HMO would provide affordable accommodation but may also be a negative use, as it removes employment and a service to local visitors. Use of the rooms as an HMO may cause anti social behaviour and noise to the detriment of the neighbouring occupants. 4D Planning were instructed to prepare a strong argument why planning permission should be granted, despite the change of use already occurring. We produced the floor plans and a convincing Planning Report to accompany the application. We also liaised with the planning officer and assisted the client with all planning queries and concerns until the application was granted permission.
