4D Planning were instructed by the client to obtain planning permission for a mixed use scheme involving a B1 commercial unit on a B1 classed Business Park to a Cafe (A3 Use Class) for the workers of the Business Park. We conducted some research and discovered that there were planning policies blocking the loss of B1 on this location. The applicant had also erected a large canopy structure without planning permission. Following our research we established that planning permission had a reasonably high chance of being granted if certain conditions were met. We were instructed to prepare the planning application, relevant documents, architectural drawings and submission. We liaised with Redbridge Council and negotiated the terms of the proposed use. The application was granted planning permission.
