4D Planning were instructed by the developer to prepare a planning application to convert a mid-terraced property in Bradford from a single dwelling to a 7-bedsit HMO (house of multiple occupation) which is Sui Generis Use Class. We ensured that all licensing requirements were implemented in the design, as well as security measures to ensure a safe environment for the occupants and neighbours of the property. We also designed the rear and front gardens to enhance the visibility of the property and ensured that all planning policies were taken into account. We produced the architectural drawings and planning documents and liaised with the planning officers. Bradford Council granted planning permission for the HMO use.
