Assisting the client with maximising the potential of the property. Converting the loft, extending the roof as allowed under permitted development, GPDO. Advising client on best design for the internal layouts and preparation of a lawful development application.

4D Planning were instructed to assist the owner of a mid-terraced house to extend the property to its maximum potential. The obvious consideration was to take full advantage of the permitted development rights. A 40m3 roof extension would be the best option which would provide a master bedroom with ensuite and a dressing room or small study/singe bedroom. The client was given the option to also have a Juliet balcony and rooflights. 4D Planning prepared the drawings and calculated the size of the extension to be no more than 40 cubic metres and to follow all the criteria as set out by the General Permitted Development Order.

Barnet Council issued a Certificate of Lawfulness.
