Loft conversion with the installation of three dormer windows at the front, side and rear roof slopes including a terrace in the rear roof slope, new front porch and front garden. Replacement of front and rear single glazed windows with new double glazed windows.
4D Planning advised the client on the feasibility of extending the top floor flat to utilise the large loft space. We advised that a dormer window in a conservation area is not likely, but due to the precedent we believed that we could negotiate with the council and achieve planning permission. We also proposed a roof terrace at the rear. In exchange for the above, we agree with the council to enhance the front of the property at the client's expense (even though the client did not own this). We agreed to propose a new front porch to restore it to its original glory and a new front garden to replace the hardstanding. All single glazed windows were to be replaced with double glazing, to improve the thermal protection of the property. We submitted two applications which were both approved. We were then commissioned to produce the building regulations and liaise with the Building Inspector.
