How much does it cost to submit an application to the local council?

The price of each application depends a lot on the application type, and the type of development.

The usual charge is £258 for a regular residential planning application, £578 for a Change of Use, £578 per new dwelling, £129 for Lawful Development Applications. Some applications will cost more or less depending on the nature of the proposed development and size of the property. The planning portal has a £70 admin charge to process the application.

Planning Application Fees and Associated Costs

Planning application fees in the UK are typically reviewed and adjusted annually, often reflecting inflation or changes in government policies. These fees help local authorities cover the costs associated with processing applications, including administrative work, consultations, site visits and appeals.

Beyond the standard application fees, other charges may apply depending on the development. The Community Infrastructure Levy (CIL) is a charge levied on new developments to fund local infrastructure. Every Council have their own rate per square metre. For further information on CIL charges, we can provide advice and assistance as required. Get in touch with our planning consultants for a consultation.

Legal agreements and planning obligations

Another potential charge for a planning application is “Section 106 agreements”, or "planning obligations". These are legal agreements between developers and local authorities, requiring developers to contribute towards community amenities, such as affordable housing, schools, transport improvements and other local infrastructure.

What other "extra" fees can you expect with your planning?

Other fees can include pre-application advice fees, fees for discharging planning conditions, and fees for amendments or extensions to existing planning permissions. These extra costs can vary widely depending on the complexity and impact of the proposed development.

Understanding the full range of fees and charges is crucial for budgeting your project effectively. Each council may have different rates and requirements, so it's advisable to consult with the relevant local authority or 4D Planning to get a clear view of the financial commitments involved in your project and planning application.

By staying informed about these costs at the outset, you can better prepare for the financial aspects of your project and avoid unexpected expenses during the planning process.
