Installation of rooflights to rear roofslope, replace window with a door opening on side elevation to facilitate access to flat roof at third floor level and use of flat roof as terrace, and internal alterations to third floor level and loft level with removal of non-structural partition walls and door, and associated works to listed apartment.

 

4D Planning's role

4D Planning produced the architectural drawings, Heritage Report, Design and Access and Planning Statement to support an application for alterations to a listed property. Westminster Council argued that the front facing rooflights were not acceptable to a listed building. Despite our arguments and showcases of local precedent, the planning officer persuaded us to remove the front rooflights from the proposal in order to avoid a refusal. We were granted permission for the rear rooflights and the roof terrace. We then applied again for the front rooflights and were approved. Persistence sometimes pays off. 4D Planning worked hard to achieve this outcome for our client. Following the successful two applications, we prepared the building regulations for Building Control's approval and liaised with the structural engineer and client to ensure that the original fabric of the listed property would not be altered more than necessary.
