4D Planning's role

4D Planning advised the client on the feasibility, assisted with the drawings, design, planning documents, application and liaison with Westminster City Council and the Grosvnor Estate.

 

4D Planning advised the client on the feasibility of maximising the potential of the property, to increase the habitable space with the objective of increasing the value of the property. We advised to extend at the rear on lower ground and ground floor levels, as well as partly on the first floor level. The extensions would blend in with the neighbouring properties while not having an adverse impact on the character of the terrace or on the amenity of the neighbouring residents.

We also advised to utilise the flat roof and to convert it into a roof terrace with a skydoor. We advised the client to alter the appearance of the property from the street level (at the front) to make it blend in more with the adjoining properties, therefore to replace the windows and to create new openings.

4D Planning were instructed to produce the designs following a feasibility site visit and assessment. We presented the designs to the client and agreed on the best course of action and strategy. Once the drawings were agreed, we produced the Design and Access statement and Planning statement and obtained a light report to address any light issues.

We liaised with Westminster City Council and the Grosvenor Estate to ensure that our proposals would be acceptable.

Our application was granted planning permission.
