4D Planning's role

4D Planning were instructed to extend the existing rear extension and to erect a large outbuilding for ancillary use in the back garden.

We designed the outbuilding to have a gym with a shower room. The large footprint of the outbuilding is justified considering the scale of the existing detached house and the need for a gym and shower room which could not fit in the existing dwelling. The outbuilding was granted a certificate of lawfulness by Barnet Council as the proposal complied with the permitted development rights. The proposed rear extension could not benefit from the Prior Approval rules due to the existing double storey side extension and the first floor rear roof terrace. However we were able to achieve a further 1.5m depth and seek formal approval for the first floor roof terrace which was built without permission.

Outbuilding (Gym):

The proposed outbuilding's size was justified by the scale of the existing detached house and the need for a dedicated gym and shower room, which could not be accommodated within the main dwelling. 4D Planning demonstrated that the outbuilding complied with permitted development rights, leading to the issuance of a certificate of lawfulness by Barnet Council. Furthermore, 4D Planning addressed the retrospective approval for the existing first-floor roof terrace, ensuring all elements of the property were regularised and compliant.
