4D Planning were instructed by the owner of the top floor flat at 1 Cornwall Gardens SW7. The existing windows and doors were in very poor condition and had deteriorated to the point where repair was no longer a realistic option. All front and rear facing window and door frames were single glazed, resulting in ongoing weather ingress despite repeated attempts by the client to resolve the issue.
We advised the client that planning permission was required for the replacement windows and doors, as the flat does not benefit from permitted development rights and the building is located within a conservation area. The client appointed a specialist window manufacturer who provided the necessary technical specifications to support the application.
We prepared the full set of architectural drawings showing the existing and proposed windows and doors, along with a combined heritage statement and design and access statement. These documents clearly justified the need for replacement, demonstrated that the proposals would preserve the character of the conservation area, and addressed the relevant planning considerations for the Royal Borough of Kensington and Chelsea (RBKC). The application was subsequently approved.
