4D Planning acted as the lead planning and heritage consultant for this listed building re roofing project in North Yorkshire, guiding the client from early feasibility through to securing listed building consent. Our role began with an initial assessment of the heritage significance of the building and an appraisal of how the proposed re roofing works would affect the historic fabric, character and appearance of the asset.
We advised the client at an early stage that listed building consent was required, even though the works related primarily to maintenance and repair. We explained the distinction between like for like repairs and alterations that can affect significance, and set out a clear strategy to justify the proposals in heritage terms. This included advising on appropriate roofing materials, detailing and workmanship to ensure the works respected the original construction and appearance of the building.
4D Planning prepared and coordinated all planning documentation, including the listed building consent application and a supporting heritage justification. We carefully addressed national heritage policy and relevant local plan policies, demonstrating that the proposed re roofing works would preserve the special architectural and historic interest of the building. Where necessary, we liaised with the local authority conservation officer to clarify expectations and respond to technical queries during the assessment process.
Our role also involved managing the application process on the client’s behalf, monitoring progress, responding to officer comments and ensuring that the application remained focused on the key heritage considerations. The consent was ultimately granted, allowing the client to carry out essential re-roofing works with confidence and clarity.
