Roof extension, Juliet balcony, single storey extension
Erection of an L-shape rear dormer roof extension to the main rear roof slope and to the outrigger roof slope, incorporating a juliet balcony; the installation of x2 rooflights to the front roof slope; and the erection of a ground floor single storey 'side and rear return' extension incorporating a lantern skylight.
4D Planning were instructed to advise the client on the feasibility of extending the single family dwelling to maximise the habitable space. We advised to apply for a large roof extension and loft conversion under PD (permitted development) and to apply for a single storey extension in the same application. Once approved we advised to apply separately for householder planning permission to infill the side, by applying for a side return extension. We were instructed to prepare the two applications and all architectural drawings. Southwark Council granted planning permission and a lawful development certificate for the proposed works. 4D Planning then produced the building regulations and tender pack for the builders and building control.
If you’re considering a rear dormer loft conversion in Southwark, you may be wondering whether you can add a balcony. The answer depends on local planning policies and regulations and whether your project falls under permitted development or requires planning permission.
Under permitted development rights, certain types of rear dormer loft conversions can proceed without the need for planning approval. However, this does not typically include a full balconies. Juliet balconies, which consist of a railing outside a set of inward-opening doors without an actual platform, are usually covered under permitted development (PD) as they don't provide a usable outdoor space and minimize privacy concerns for neighbors. Southwark Council, like many others, allows Juliet balconies under these rights, making them an attractive option for homeowners looking to add light and fresh air without the hassle of planning permission. These rights exclude flats, homes in conservation areas, article 4 designations and listed properties.
If you're interested in adding a larger balcony, the process is more complex. Balconies that project outwards are likely to require planning permission. The main concern is privacy and overlooking. Southwark Council will assess whether your proposed balcony impacts neighboring properties. If there are no immediate overlooking issues, or if there is a precedent for balconies in your area, there is a stronger case for approval. Demonstrating that other properties in your street or neighborhood have similar balconies can help your application.
At 4D Planning, we have extensive experience navigating the complexities of Southwark Council’s planning policies, guidance and regulations and can advise you on the feasibility of adding a balcony / roof terrace to your dormer loft conversion.
