4D Planning were instructed to advise the client on the feasibility of extending a large double fronted detached property. We provided the client with a number of designs and potential development ideas. We were then instructed to prepare a planning application and all the relevant architectural drawings for a double storey side extension over the garage, single storey full width extension, alterations to the roof to incorporate a loft conversion with rooflights and alterations to the boundary. We liaised with the council and negotiated for an electrical gate at the front of the property. The planners at Croydon Council did not want the gate on this location, but we did not give up and we argued our case which was eventually approved and granted planning permission.

The Brief: Maximising a Double-Fronted Detached Home

Our client approached us to explore the feasibility of extending their large, double-fronted detached property in the Smitham Bottom Lane area of Purley. The goal was twofold: to significantly increase the internal living space and to enhance the property's security and kerb appeal.

After presenting the client with various design options, 4D Planning was commissioned to prepare a full planning application. Our architectural team developed a cohesive plan that included:

The Challenge: Negotiating the Electric Gates

The most complex element of the application surprisingly involved the boundary treatment. Croydon Council planners initially resisted the proposal for electric entrance gates and piers at the front of the property, citing concerns over the location and impact on the street scene.

How we won: 4D Planning refused to settle for a refusal. We entered into detailed negotiations with the council, providing a robust planning argument that demonstrated the gates were appropriate for the street scene and the property type. Through persistent advocacy, we successfully overturned the council’s objections, and planning permission was granted for the entire scheme.
