4D Planning advised the client on the feasibility of redeveloping a tired detached house set within large grounds in the Green Belt. We prepared a detailed feasibility report to assess the site’s potential, identify planning constraints, and establish how value could be added while meeting the client’s brief. Following this work, we were formally instructed to design the proposals and manage the planning process on the client’s behalf.
The project progressed in stages. An application for prior approval for a large eight metre deep rear extension was submitted and approved. In parallel, we designed a series of ancillary outbuildings within the curtilage of the property, including a gym, swimming pool, music room, study, barbecue area and other supporting uses. A lawful development certificate was also secured, confirming the acceptability of these elements.
Following pre application discussions, Dacorum planning officers advised that a full planning application for a replacement dwelling would be more appropriate. This approach required a clear justification that the impact on the openness of the Green Belt would be less than that resulting from the cumulative implementation of the approved extensions and outbuildings, which formed the fallback position. A full planning application was subsequently submitted on this basis and planning permission was granted for the replacement dwelling.
4D Planning recently secured approval from Dacorum Council for the demolition of an existing dwelling and outbuilding within the Green Belt and the construction of a new, larger dwelling. The project included ancillary spaces like a pool, gym, office, playroom, music room, and BBQ hut, originally approved under permitted development, therefore securing a fall-back position. However, 4D Planning's consultants proposed a more efficient solution by incorporating these uses into the main dwelling, avoiding cluttering the Green Belt with numerous outbuildings. Our consultants argued with planning officers that the proposed dwelling size and height increase would not undermine the openness of the Green Belt and we demonstrated this with calculations and intensive research on the local character and precedent.
Securing planning permission for developments within the Green Belt can be particularly challenging due to strict regulations aimed at preserving open space and limiting development. 4D Planning took an innovative approach to this project, designing the replacement dwelling in a way that optimised the use of the land while respecting the Green Belt’s unique restrictions. By consolidating multiple permitted developments into a single, cohesive design, 4D Planning reduced the visual impact of the project and created a functional, well-planned living space.
Incorporating ancillary uses like a gym, office, and pool into the main dwelling not only helped streamline the design but also ensured the project was sympathetic to its surroundings. This strategy significantly reduced the potential clutter of separate outbuildings, maintaining the openness of the Green Belt. The new house will provide a high-quality, modern living environment while blending harmoniously with its natural setting.
