4D Planning's role

4D Planning assisted our client in securing planning permission from Hertsmere Council for significant property enhancements. These included two storey side and rear extensions, a first-floor balcony, and alterations to the fenestration.

The project had faced initial setbacks due to a previous architect whose approach resulted in a refusal. Taking over the project, we conducted a site visit and measured survey, allowing us to produce accurate and detailed architectural drawings from scratch as well as 3D renders to enhance the application. We developed a carefully considered design that aligned with Hertsmere Council’s planning guidance and addressed all key concerns.

Throughout the planning assessment process, we stayed in contact with the planning officer and our client, ensuring clear communication and a collaborative approach. Our expertise and attention to detail ultimately led to a successful planning application, transforming the client’s vision into an approved plan.

Transforming a Family Home: Successful Planning Permission for Two Storey Extensions

Securing Hertsmere Council Planning Permission can be a challenging process, but with the right expertise, it is possible to bring ambitious home improvement projects to life. In this case, 4D Planning assisted a homeowner in transforming their property with a two-storey side extension, a part-single, part-two-storey rear extension, and a balcony on the first floor level. The application was approved by Hertsmere Council.

Initial Challenges and Project Revival

The homeowner had initially faced setbacks when their previous architect’s application was refused. Frustrated but determined, they turned to 4D Planning to help realise their vision. Our team began by conducting a comprehensive site visit and a detailed measured survey. Using this data, we created entirely new architectural drawings that adhered to the strict planning guidance of Hertsmere Council.

Our design balanced the homeowner’s goals for additional space, a lot more natural light in the property and modernisation with the aesthetic and functional requirements outlined by the council.

A Collaborative Approach to Planning

4D Planning worked closely with the planning officers throughout the process. This collaborative effort allowed us to address any potential concerns and align the project with local policies. Our proactive communication and in-depth understanding of Hertsmere Council Planning Permission processes proved essential in ensuring a smooth application journey.

Enhancing the Home with Thoughtful Design

The approved plans included:

  • Two storey extensions for a seamless expansion of the living and bedroom spaces.
  • A part-single, part-two-storey rear extension to modernise the property.
  • A first-floor balcony, approved by Hertsmere, to enhance outdoor living opportunities.
  • Fenestration alterations to improve natural light and the overall aesthetic.

Delivering a Successful Outcome

Thanks to our meticulous planning and expertise, Hertsmere Council granted planning permission, allowing the homeowner to move forward with their dream home. This case underscores the importance of selecting experienced professionals who understand the intricacies of local planning requirements.
