4D Planning's role

4D Planning were instructed to assist the client with converting two adjoining flats into a single large flat at Compass House, number 5 Park Street. We advised the client following some initial research that planning permission would not be required for the amalgamation, but that it would be advisable to obtain a lawful development certificate to ensure that no restrictions (conditions, covenants etc) would remove the Permitted Development Rights. 4D Planning prepared the architecture drawings and lawful development application. Once Hammersmith and Fulham Council GRANTED permission, we were instructed to prepare the Building Regulations drawings for the internal alterations which was approved by Building Control.

Understanding the Process of Flat Conversion and Amalgamations

The conversion of two flats into a single self-contained flat is a growing trend in Hammersmith & Fulham, driven by the need to optimise living spaces and enhance property value. This type of development requires careful planning, adherence to local policies, and expert guidance to ensure a successful outcome.

Key Steps in the Flat Conversion and Amalgamation Process

Feasibility and Planning

Before starting a flat conversion project, it is essential to assess the feasibility of the development. This includes evaluating the property's layout and compliance with local planning policies. In Hammersmith & Fulham, planning permission is not usually required for internal alterations (unless the property is listed) and is considered lawful, but obtaining a lawful development certificate is highly recommended to confirm that no restrictions apply to the project, especially the loss of a residential unit which can be restricted by planning policy.

Building Regulations Compliance

Building regulations play a critical role in ensuring the safety and quality of the conversion. For example, the Compass House project in Hammersmith & Fulham involved internal alterations and the installation of new double-glazed timber windows, all of which required approval from Building Control. 4D Planning were able to provide the architectural drawings to demonstrate compliance with the Building Regulations.

Case Study: Compass House, Hammersmith & Fulham

One notable example of a successful flat conversion is the project at Compass House, 5 Park Street, London, SW6 2FB. This development involved merging / amalgamating two adjoining flats (Flat 72 and Flat 73) into a single self-contained unit. The project highlights the importance of securing necessary permissions and adhering to building regulations to achieve a successful conversion that is fully compliant. This gives our clients peace of mind that the Council are supportive of the conversion / amalgamation and can ensure that when it comes to selling the property, remortgaging or buying Insurance, the property is fully compliant with Planning and Building Control requirements therefore preventing any delays and complications later down the line.
