4D Planning advised the client on the feasibility of maximising the value of the property. We advised to extend the roof space to create additional habitable space (under permitted developent), then implement the permitted development rights and apply later for full planning permission to create flats. We applied for a lawful development certificate for an L shape rear dormer and rooflights. Once the application was approved the client proceeded with the works. At the same time, we prepared the architectural drawings, application statements and forms to support the conversion into three flats. Croydon Council GRANTED planning permission for the proposed works and conversion.
