New plans submitted for Liverpools™ mixed-use North Point development

New look mixed-use plans to transform a site along Liverpool’s Pall Mall have been put forward after being withdrawn and revised earlier this year.

Architect practice Fletcher Rae has resubmitted an application for the North Point development to Liverpool City Council, and the project is expected to cost upward of £70 million.

The proposed scheme will incorporate new office space, retail space, and 2,910 sq m for leisure use including a gym and outdoor paddle court, a luxury spa and an upscale restaurant with external seating benefiting from views across the city to the river.

A 517-space multi-storey car park is also included in the plans, alongside an increased number of apartments compared to previous plans totalling 507 residential units.

Private and public open spaces and landscape works also feature in the proposals for the site, located between the junction of the Leeds Street and Great Howard Street along the northern edge of the city centre.

Plans for the development across four buildings, which would vary in heights between four and 19 storeys if given the go ahead, have been completed by Fletcher Rae over the past four months in conjunction with Liverpool City Council’s planning department.

An application for the North Point project was first submitted and approved in 2008 before being revised in 2012.

Prior to this latest vision for the scheme, a previous proposal was approved in December 2015 and then withdrawn in March 2016.
