4D Planning Fees: August 2019

Building Regulations

From £850 - £2400+VAT depending on the proposed development and other factors

  • Production of all relevant building regulations and tender pack for construction subject to our written terms and conditions.
Planning Appeal  

£850+VAT for domestic applications

£1200+VAT for commercial applications

  • Research, advice, draft appeal statement and submission to the Planning Inspectorate, respond to enquiries.

*The above fees are subject to a written quote and our standard terms and conditions. The above fees do not include listed buildings and new builds. For all other proposed developments please contact us for a custom quote. 4D Planning reserve the right to amend/cancel the above fees at any time.

 

Building Regulations 

We can prepare building regulations and obtain structural calculations from a recommended chartered structural engineer - as required. We can also prepare a Tender Pack for the builders. Please email us for a custom quote. We can produce all drawings within 2-3 weeks from instruction (or sooner if requested). Estimated fees: £850 - £2400 depending on the nature of the proposed works.

 

Planning Advice

  • Phone consultation: Free of charge (and no commitement) for a 10 minute pre-arranged phone consultation with a planning consultant.
  • Email consultation:  Free of charge subject to 4D Planning's discretion and availability.
  • Desktop Feasibility studies with Feasibility Report: £70+VAT per 20min or £180+VAT per hour. We will confirm approx. how many hours we will take (depending on the nature of the proposed works and property location). This is the prefereed option for developers who are looking to buy a property and don't have enough time to obtain pre application advice from the council. The report will be from 1-20 pages long depending on the developments complexity. We usually take 3-4 working days to produce the report.
  • Site visit: £180+VAT per hour for a site visit and consultation with a planning consultant to discuss the feasibility of your proposed development. Travel time from our Old Street office will be calculated and charged to the client.  Site visits are subject to our availability and are 100% refundable if we are instructed to prepare a planning application and/or all relevant architectural drawings.

 

3D Visuals

from £450+VAT for 3-4 images. We recommend high definition 3D visualisations / renders to assist the planners to understand the scheme and design, as well as to assist the client to understand what is being proposed. These images are not a requirement of the planning process, but can add value to the scheme. Furthermore the renders / 3D Visuals can be used for marketing purposes to attract tenants, buyers or investors. See here some samples of our work.
