House Extensions

Irrespective of size, if your property is subject to any special restrictions.

Email Us if you are unsure and require further guidance. You will always require Building Regulations approval before carrying out the building works.

If the extension exceeds 50 cubic metres on a terraced property or 70 cubic metres in other cases. If the above sizes and allowances have already been used by earlier extension. If the extension is over 4 metres in height. If the extension is located between wall of a property and the highway.

Porch

Irrespective of size if your property is subject to any special restrictions.

Planning Permission is required if the porch exceeds 3 sq metres in size (external measurements). Building Regulation approval not required if under 30sq metres and door remains, and any glazing satisfied approval document N (safety glazing).

Conservatory

Irrespective of size if your property is subject to any special restrictions.

For Planning, Conservatories are considered a house extension, and the above rules apply. Building Regulation approval not required for conservatories less than 30sq metres, the door/window remains and any glazing satisfied approval document N (safety glazing).

Conversions/Dormer Extensions

Irrespective of size if your property is subject to any special restrictions.

Both Building Regulations and Planning Permission is required in a dormer extension at the front of a property. Dormers can sometimes be added at rear without Planning Permission. (Must not exceed 40 cubic metres or be above ridge line). Building Regulation Consent is required to convert your loft.

Detached Garage

Irrespective of size if your property is subject to any special restrictions.

Planning Permission required if within 5 metres of dwelling or over 3 metres (flat roof) 4 metres (pitch roof) in height. Building Regulations Consent is required if within 1 metre of boundary unless non-combustible materials.

Carport

Consent is always required if the garage is over 30sq metres. If rules applied to house extensions are exceeded. Building Regulations Consent not required if less than 30sq. metres and structure is open on two or more sides.
